Window replacement in Downers Grove, IL
Replacing tired, drafty and failed windows in your existing openings — measured, ordered to size and installed by the same local crews who do our roofing, siding and gutters.
New windows for Downers Grove homes
Butler Roofing replaces windows throughout Downers Grove, IL and the surrounding Chicagoland suburbs. We work in your existing openings — the old unit comes out, a new one goes in, and the opening is sealed and trimmed so the wall around it stays weather-tight.
That last part is the bit homeowners rarely see and the bit that causes problems later. A window is only as good as the flashing, the seal and the trim around it. Doing exterior work every day on roofs, siding and gutters means we treat the opening as part of the wall, not as a hole with a window dropped into it.
Every opening is measured individually, because houses move and openings are rarely the size they were drawn at. Units are ordered to those measurements rather than trimmed to fit on site.
One contractor, one point of contact. Windows, siding, gutters and roofing handled by the same team out of Downers Grove — no subcontractor handoffs to chase.
Signs a window has reached the end
Not every tired window needs replacing. These are the ones that usually do.
Fog Between the Panes
Moisture or a permanent haze sitting between the glass means the seal on the insulated unit has failed. It cannot be cleaned and it does not recover.
Drafts You Can Feel
A noticeable cold edge around the frame on a winter day, or curtains that move with the window shut, points at failed weatherstripping or a frame that has shifted.
Painted or Swollen Shut
Sashes that will not open, will not stay up, or need a shoulder behind them. Beyond being a nuisance, an upstairs window that will not open is an egress problem.
Rot in the Frame or Sill
Soft, dark or crumbling wood at the sill or jamb. Once rot is into the frame, repair is usually a holding measure rather than a fix.
Water or Staining Inside
Marks on the drywall beneath the sill, peeling paint on the inside casing, or damp at the corners after heavy rain — water is getting past the opening.
Storm or Hail Damage
Cracked glass, dented frames or damaged exterior wrapping after a storm. This may fall under the same insurance claim as roof and siding damage.
Matching what your home already has
Most replacements match the existing style, because the opening and the look of the elevation are already set. Where a change makes sense, we will say so.
Double-Hung
The most common style on Chicagoland homes. Both sashes move, and most tilt in so the outside of the glass can be cleaned from indoors.
Casement
Hinged at the side and cranked open. They seal tightly when closed, which suits exposed elevations and windy sites.
Sliders
Sashes that glide horizontally. Useful for wide, short openings where a double-hung would look squat.
Picture & Fixed
Fixed glass that does not open, for light and view. Often paired either side with operable units so the room still ventilates.
Bay & Bow
Projecting assemblies that add depth to a front elevation. These carry their own structural and roofing details, which is work we already do.
Trim & Wrapping
Exterior casing and sill wrapped in aluminum coil stock, color-matched, so the finished opening needs no repainting.

Window replacement questions from Downers Grove homeowners
Have a question that isn’t here? Call (630) 480-1660 or reach us through our contact page.
What does window replacement cost?
It depends on how many openings, their size, the style of window, the finish on the exterior trim, and whether any sill or framing repair is needed once the old unit is out. Because those vary house to house, we measure on site and give you a written, line-item estimate rather than a price per window over the phone.
Do I have to replace every window at once?
No. Plenty of homeowners do the worst elevation first, or the rooms they use most, and come back to the rest later. We will tell you which openings are actually failing and which have life left in them.
Can a foggy window be repaired instead?
Fog between the panes means the sealed insulated glass unit has failed. On some windows the glass unit alone can be replaced, but on many the cost of doing so approaches replacing the window, and it leaves the rest of the old unit in place. We will tell you which situation you are in.
How long does the work take?
The install itself is usually quick — most homes are done in a day or two depending on the number of openings. The longer part is the wait between ordering and delivery, since units are built to your measurements. We will give you a realistic date when you order.
Will my walls be torn up?
Replacing within the existing opening is far less invasive than people expect. Interior casing is usually left in place or carefully removed and refitted. If we find rot or damage once the old unit is out, we will show you before doing anything about it.
Can windows be done at the same time as siding?
Yes, and it is often the sensible order. With the siding off, the opening and its flashing are fully accessible, the window gets integrated into the wall properly, and the siding and trim are finished around the new unit in one go.
Does insurance cover window damage?
It can, where the damage came from a storm event rather than age or wear. Cracked glass, dented frames and damaged exterior wrapping are often part of the same hail or wind claim as the roof and siding. We document what we find and work with your insurer, the same as we do on roofing claims.
